GLENDALE SEEKS PROPOSALS FOR THE SALE AND DEVELOPMENT OF SIGNIFICANT DOWNTOWN PROPERTY

            The time is now, to invest in the redevelopment of Downtown Glendale

Glendale, Ariz. – The City of Glendale is actively and strategically embracing new industries, innovation and growth opportunities that elevate its brand as a community of choice, and which embodies its mission to improve the lives of the people we serve every day. This strategy includes significant public and private investment in downtown Glendale.

The city is seeking proposals from individuals or firms to purchase and develop eight parcels in a prime location near the heart of downtown Glendale. The sale of the parcels is part of a broader strategic vision that will increase consistent density of visitors, patrons and residents along with increased daytime and nighttime economic activity.

To support this model of activity and reactivation, in June of 2022, Glendale City Council approved the Downtown Campus Reinvestment Project. The $72+ million project encompasses the revitalization of City Hall, and the adjacent amphitheater and parking structure as well as Murphy Park. Additionally, in August of 2022, the city announced the hiring of a new Downtown Manager who will lead development and redevelopment activities in Downtown Glendale.

A rarity in the Valley of the Sun, and one-of-a kind on the westside, Downtown Glendale has the character and built environment that is a true illustration of an authentic city center. The Downtown District offers a pedestrian-friendly, urban environment with red-brick sidewalks, short, walkable blocks, and an adjacent historic residential district that continues to see home values rise. The district is anchored by Murphy Park which serves as the launching point for year-round event programming. Downtown Glendale is also home to some of the Valley’s best, a diverse mix of well-established local businesses, who have made the concerted decision to invest in Downtown Glendale.

The city will consider all viable development proposals, with higher rank being placed on those proposals that consider the following components:

  • Destination commercial use or a mix of uses such as but not limited to:
    • Food and beverage establishments (restaurant, brewery, pub, bar, etc.)
    • Experiential and specialty retail
    • Entertainment/attraction uses
  • Development that increases consistent density in the area
  • Compatible building façades to the surrounding area

Encouraging a variety of uses for the parcels is possible due to the already approved flexible zoning options. All eight parcels are located within the Glendale Centerline Overlay District. They are also within a Central Business District as well as a designated Entertainment District which allows the city the option to approve types of liquor licenses that otherwise may be restricted. 

Offerors are strongly encouraged to participate in one of the two scheduled site visits. The visits will take place on Thursday, October 13, 2022, and on Thursday, October 20th, 2022. Both will be at 9:00 am at 6820 N 58th Avenue, Glendale, Arizona 85301. Tours will only be provided during these dates and times.
